Starwood 2.0: Barry Sternlicht’s new vision for hospitality

🏨 Barry Sternlicht, founder of Starwood Hotels & Resorts, plans to relaunch the brand in spring 2025, a decade after selling it to Marriott International for $13.6 billion. The revival includes 14 hotels across Baccarat, 1 Hotels, and Treehouse Hotels. SH Hotels & Resorts, a subsidiary, aims to expand luxury and sustainable hospitality with over 30 hotels and residences across four continents and 13 countries. 1 Hotels is set to open in Melbourne (2025), Paris (2027), and Riyadh (2027), focusing on sustainability and wellness. Baccarat Hotels plans openings in Rome (2025), Florence (2026), and Dubai (2026). Treehouse Hotels will expand to Sunnyvale (2024), Manchester, Miami (2026), Adelaide (2027), and Riyadh (2028). Sternlicht targets 22 more Starwood hotels by 2028, eyeing a strong return to the global hospitality industry.

Red Sea Global introduces Red Sea Residences

🙂 Red Sea Global (RSG) launches Red Sea Residences, a luxury residential subsidiary offering homes along the Saudi Red Sea coast. Shura Residences, the first development, is on Shura Island with handovers by end 2025, featuring 11 resorts, an 18-hole golf course, and access to beaches and marinas. Properties include SLS Residences (15 units from 130-423 sqm) and Four Seasons Signature Residences (75 villas from 414-534 sqm). Shura Marina Residences offers 36 apartments (190-364 sqm). The Red Sea opened to guests in 2023, with five hotels and Red Sea International Airport, which started domestic flights in September 2023 and international flights in April 2024. RSG aims to complete 16 hotels by 2025 and open 25 resorts with nearly 450 luxury residences by end 2025.

CoStar optimistic on hotel profitability in 2025

📈 On Feb 3, 2025, at the Americas Lodging Investment Summit in Los Angeles, CoStar and Tourism Economics updated their 2025 U.S. hotel forecast. Key projections include average daily rate (ADR) growth at 1.6%, revenue per available room (RevPAR) at 1.8%, and a slight occupancy rate increase to 63.1%. The upper upscale segment's growth was revised up, while the midscale's outlook was adjusted down, with midscale expected to face negative RevPAR due to supply increases.

CoStar: U.S. Hotel Industry Continues Mixed Yearly Performance Comparisons

📅 In Washington D.C., U.S. hotel industry reports mixed year-over-year data as of Jan. 25, 2025, with occupancy at 54.3% (a decrease of 3.4%), ADR at $154.21 (an increase of 3.4%), and RevPAR at $83.74 (a decrease of 0.2%). Los Angeles had the largest occupancy gain of 6%, reaching 68.7%. Due to the presidential inauguration, Washington D.C. experienced the highest ADR and RevPAR increases, up 78.0% ($285.56) and 86.8% ($169.23) respectively. In contrast, Chicago and Seattle saw significant RevPAR declines, down 34.0% ($52.88) and 11.9% ($80.19).

No matter political affiliation, the hotel industry is out for one thing: clarity

Hilton Launches New Initiative, Releases Meetings and Events Trends Report
