🏨 McKibbon Equities acquired the Hilton Garden Inn Orlando I-4 Millenia Blvd Mall in Orlando, Florida. The 132-room hotel marks the third investment for McKibbon Income Fund I. Valley Bank financed the purchase, and Julian Mazili of Mazili Hotel Group represented the seller. The hotel, built in 2024, joins McKibbon’s portfolio, which includes 20 hotels and three under development. McKibbon Hospitality will manage the property, adding to their operations in the Orlando market.

The brand plans to develop hotels near private racetracks, offering bespoke services like custom garages and direct car access to suites. The first hotel will be in Europe. Partnering with developers, such as Dar Global for the £200 million Astera project in the UAE, Aston Martin aims to diversify revenue and set new luxury standards. 🏨 Cronheim Hotel Capital secured $13.25 million from a regional bank for the leasehold acquisition and ownership change PIP of the Hampton Inn & Suites in Prattville, Alabama. The five-year financing includes 18 months of interest-only payments and no prepayment penalty. Located near Montgomery, the hotel will undergo a full property refresh. David Turley, CHC president, highlighted the unique leasehold aspect and praised the bank's understanding of the asset's market potential.

🏨 Kabani Hotel Group, led by CEO Ahmed Kabani and partners Suraj Dalal and Kian McLean, finalized the sale of the 147-room Wyndham Garden Tallahassee Capitol in Florida for $7,915,000, equating to $53,844 per room. The sale involved a complex defeasance process and a 2.72x room revenue multiplier despite negative cash flow. This marks their eleventh hotel deal in 2025, emphasizing their robust investor network and experience navigating challenging transactions.

🏖 Colliers is marketing The Westin Resort Guam for IGIS Asset Management. Located in Tumon Bay, the 21-floor, 424-room hotel features two pools, a $1.6M villa collection, and 15,000 sq ft of event space. The master lease expires in April 2026, offering investors options like rebranding. Visitor numbers are projected to reach 900,000 by 2026-27. Previously sold in 2016 for $125M, Guam's hotel market has seen $12B in investments since 2023.

💸 UK-based Open Destinations, founded in 1998, provides reservation tech and services globally, serving 75 customers in 30 countries with 650 staff. Insight Partners, a global software investor, made a strategic growth investment. Open Destinations' products, Travel Studio and Rail Studio, serve companies like Emirates and Orient Express. Insight’s Michael Shephard and Peter Segall join the board. Kevin O’Sullivan and John Davies of Open Destinations see the investment as a new growth chapter.

SomnOO, founded in 2014, recently acquired this hotel, aligning with its growth strategy of owning over 60 hotels across France and Germany. SomnOO aims to be a leading player in the European hospitality industry by 2030. This acquisition follows their recent purchase of six Ibis hotels and two in the Paris region.

🏨 Hunter Hotel Advisors announced the sale of the 125-key Hampton Inn Shelton in Shelton, Georgia, to V2 Capital Management on June 12, 2025. The hotel, strategically located near Enterprise Corporate Park and Sacred Heart University, features a fitness center, an indoor pool, and 825 square feet of meeting space. Spencer Davidson from Hunter facilitated the off-market transaction, highlighting minimal future renovations due to prior updates by the former owner.

🏨 UK, June 2025: RE Capital sold the Ruby Stella hotel in Farringdon, London, to LaSalle Investment Management for £48 million. The hotel, featuring 153 rooms, a restaurant, and a bar, launched in November 2024 as Ruby's 20th European hotel. It boasts a BREEAM Excellent rating and an EPC A6. Savills advised RE Capital, with Constantine RE and Gowling WLG representing LaSalle.
