New Marketplace connects property managers and owners based on location, performance, and expectations, addressing the industry’s top growth challenge

SAN FRANCISCO, 16 FEBRUARY 2026 – Hospitable today announces the launch of its Owner and Property Manager Marketplace, a new service designed to connect short-term rental owners and portfolio investors with property managers whose operating model, performance track record, and commercial expectations are aligned from day one.

As the short-term rental sector matures, owners are increasingly treating their properties as long-term, income-producing assets rather than side projects. Returns still matter, but so do transparency, communication standards, capital investment expectations, and decision-making structure.

While many owners continue to self-manage using AI-powered software, those seeking a more hands-off approach face a fragmented selection process. Choosing a property manager is often driven by informal referrals, proximity, or brand recognition, with limited visibility into how a manager actually operates or whether their economics make sense for a specific asset.

Hospitable’s latest industry data shows that 73% of property managers cite attracting and retaining owners as their top priority this year. Yet managers report spending 10 to 20 hours evaluating each potential opportunity, only for discussions to collapse over unclear investment requirements, fee structures, authority over pricing and operations, or mismatched financial expectations.

For owners, these gaps often surface after contracts are signed, when performance pressure exposes fundamental differences in approach.

Hospitable’s new Marketplace introduces structure and clarity at the earliest stage of the relationship. As the first property management software platform to offer built-in owner-to-manager matchmaking, the service moves beyond static directories and lead-generation sites. Instead, it facilitates introductions based on defined operational criteria and real performance data from within Hospitable’s ecosystem.

Owners can create a profile outlining their objectives, preferred level of involvement, financial parameters, and long-term goals. Based on this information, Hospitable provides curated matches with managers whose business model and performance history align with those priorities. The service is available to individual owners as well as multi-property investors, regardless of whether they are existing Hospitable customers.

For property managers, an Opportunities dashboard will surface key owner criteria upfront, including investment thresholds, support requirements, and fixed cost expectations. Revenue potential is presented alongside these costs, enabling managers to assess commercial viability early before committing significant time and resources.

Manager performance and platform data inform introductions, helping ensure that matches are based on real operating conditions rather than marketing claims alone.
