SAN FRANCISCO, 17 December 2025 – New data from property management software provider Hospitable shows that short-term rental (STR) hosts and property managers using the platform saved $6.9 million in booking fees in 2025 by increasing the share of reservations made through direct channels1.
Revenue generated through direct channels rose 91% year on year to $53.7 million, allowing operators to keep more of the revenue they were already generating rather than paying it out in commission fees.
Earlier in the year, Hospitable’s industry research found that reducing booking fees was a priority for nearly two-thirds of STR hosts2. The 2025 platform data shows how that focus translated into action, with operators investing more effort into converting bookings through their own channels and retaining a greater share of each reservation.
In practical terms, those changes added up. The $6.9 million retained shows how even incremental gains in direct bookings can have a material impact on margins when applied at scale. In addition to fee savings, hosts using Hospitable generated $177,343 in ancillary revenue through upsells, which launched in June 2025. The platform also saw hosts recover nearly $18,000 through security deposits during the year.
The figures sit within a wider snapshot of STR activity captured by Hospitable in 2025. Over the year, operators using the platform generated $5.2 billion in booking revenue, paid $141.5 million in taxes, and handled guest communication at scale, sending more than 108 million messages. Looking ahead, that focus on fees is likely to accelerate further. Around a quarter of STR operators plan to expand their use of direct booking websites in 2026, while 70% of self-managers cite increasing direct bookings as a priority for the year ahead3.
