Key Data and BookingsCloud partner to turn market intelligence into automated direct booking revenue

By combining trusted STR market data with automated, ROAS-driven marketing, the partnership helps operators apply insight directly to demand creation

New York, NY., 5 February 2026 – Key Data, the global provider of short-term rental market intelligence, and BookingsCloud, an automated performance marketing platform, have announced a new partnership focused on applying market intelligence directly to direct booking performance.

The partnership brings together two capabilities that have historically lived apart in the vacation rental industry: understanding where demand exists and being able to act on it immediately. Key Data provides a clear, authoritative view of short-term rental market performance, demand trends, and competitive dynamics. BookingsCloud is designed to use that intelligence to power automated, property-level marketing that drives booking-ready travelers directly to operators’ websites.

By connecting Key Data’s market intelligence with BookingsCloud’s marketing engine, operators can align demand generation more closely with real market conditions. Instead of relying on static reports or manual decision-making, marketing activity can respond dynamically to where demand exists, which properties need support, and when marketing investment is most likely to perform.

BookingsCloud is built specifically for short-term rental portfolios and focuses on execution rather than configuration. The platform automatically determines which properties should be marketed, creates and manages digital campaigns across channels such as Google and Meta, and directs high-intent travelers straight to individual property pages. It integrates with live PMS data, Google Analytics, and Key Data insights, allowing campaigns to adjust continuously based on availability, demand signals, and booking behavior.

Early results from mutual customers illustrate the impact of this approach, with operators reporting average returns of 8x to 18x return on ad spend and, in some cases, significantly higher performance when market intelligence and automated execution are used together.

The partnership comes as vacation rental operators face increasing pressure to grow direct revenue, manage costs, and reduce dependence on online travel agencies. While access to data has expanded across the industry, applying that information consistently within marketing workflows has remained a challenge. Key Data and BookingsCloud aim to address this by bringing market intelligence and automated execution closer together in a way that is scalable for operators of all sizes.
