Casago appoints Bolivar Vacations to manage 90+ former Vacasa vacation homes on Bolivar Peninsula

August 13, 2025, Bolivar Peninsula, Texas –  Bolivar Vacations, a Casago franchise partner serving the Texas Gulf Coast, has expanded its profile to manage over 90 beachside vacation homes on the Bolivar Peninsula, expanding its portfolio through a transition of properties previously operated by Vacasa.

Known for its owner-centric mindset and operational rigor, Bolivar Vacations is led by Felipe Caldeira, a longtime independent vacation rental operator in the region who joined the Casago franchise network in 2024. Caldeira and his team bring a strong local foundation, deep hospitality expertise, and a record of consistent, month-over-month growth.

This move means Bolivar Vacations has doubled its portfolio in the past year, which maintains a market-leading guest satisfaction rating with an average review score of 4.9.

It comes after Casago’s acquisition of Vacasa in May and forms part of a broader strategy to bring former Vacasa markets into Casago’s growing franchise ecosystem. The premier vacation rental management company is deepening its presence across North America, empowering trusted local operators to deliver high-touch, community-led service — supported by national systems and infrastructure.

To ensure a seamless guest experience during the busy summer season, vacation rental properties at Bolivar Vacations will continue to operate under the Vacasa brand. Once the season concludes, a full transition to the Casago franchise will come into effect. The existing Vacasa team on the ground will also remain in place to maintain continuity, while operations gradually shift to Bolivar Vacations’ systems and Casago’s operational framework.

Why invest in experience – Samantha Hardcastle

Steve Schwab, founder and CEO of Casago said: “What’s happening in Bolivar is a perfect reflection of why we believe so strongly in a franchise-first model. We’re not trying to centralize hospitality or force a one-size-fits-all playbook across communities. Instead, we’re empowering leaders with deep roots and real relationships to take what they’ve built and elevate it with the right tools, systems, and support.

“The team, led by Felipe, understands that hospitality is personal, and with Casago behind them, they’re positioned to grow without ever losing that human touch.”

Felipe Caldeira, managing partner of Bolivar Vacations said: “Casago’s culture is what drew us in, and it’s what keeps us energized for what’s ahead. Their values, their standards, their way of treating people — it all aligned with how we already approached the business.

“By adopting Casago, we’ve raised our standards across the board and created a better experience for our homeowners, our guests, and our team. We know there’s real power in having local decision-makers who are invested in the community, backed by the systems and support of a national brand. We believe that’s the future of this industry. We’re proud to carry the Casago banner in Bolivar and excited to help shape what vacation rental management can look like when people come first”

The move highlights the growing success of Casago’s local-first model, pairing the scale and support of a national brand with leadership rooted in the communities they serve. This comes after Big Bear Vacations expanded its California portfolio, reinforcing the momentum behind Casago’s approach as it enters new markets. As more homeowners look for transparent, long-term partnerships, Casago’s approach is standing out in today’s competitive vacation rental market.
