🏨 Marcus & Millichap announced the sale of the Tru by Hilton Charleston Ashley Phosphate, a 121-room hotel, located in North Charleston, South Carolina. The five-story property, built in 2020, spans 2.77 acres and features amenities like EV charging, an outdoor pool, and fitness and business centers. The transaction was facilitated by Jack Davis and his team, securing an out-of-state 1031 exchange buyer through a competitive marketing effort.

📍 Highline Hospitality Partners acquired Hilton St. Petersburg Carillon Park, their first Florida hotel and 16th in their portfolio. The hotel, located in a 432-acre Carillon Park, features 227 rooms and 14,500 square feet of meeting space. Operational management will be by Hersha Hospitality Management. Open since 2007, the hotel will undergo strategic renovations to enhance market position. This acquisition marks Highline’s expansion into key markets across the U.S.

🏨 Former Little Silver Country Hotel in Tenterden, Kent, sold to entrepreneur Terence Haigh for £1.7 million in 2025. The property, on nearly one acre, includes 16 en-suite bedrooms and will remain a hotel under new ownership. Haigh aims to reopen it by year-end after a full refurbishment. Previously a popular hotel and wedding venue, it promises renewed commercial activity and employment for the local community.

🏨 An unnamed buyer acquired The Lancaster, a Grade II-listed hotel overlooking Hyde Park, with £20m funding from Cohort Capital. The 54-room property, spanning over 41,000 sq ft, is a redevelopment opportunity in central London. Options include converting it into a 67-bedroom boutique hotel, a 64-unit serviced apartment, or a private members' club. The deal, completed in three weeks, increased Cohort Capital's loan book to £740m.

🏨 Hotel loan originations hit $27 billion in H1 2025. With $114 billion in hotel loans maturing by 2027, the financing landscape remains active. Despite decelerated RevPAR growth, luxury hotels rose by 24.1% while economy segments fell by 1.2% against 2019. Floating-rate loans dominate assets in transition; $26 billion in loans mature in 2025 alone. Revenue is expected to grow by 1-1.5% in 2026, bolstered by ADR increases and World Cup events.

💵 Peachtree Group, through September 2025, completed over $2 billion in private credit transactions across 77 deals, aiming for $2.5 billion by year-end. 🏨 Leisureplex Hotel Group has acquired The Derwentwater Hotel and Derwent Manor Apartments in Portinscale, Cumbria for an undisclosed sum. The property includes 47 en-suite bedrooms, 18 self-catered apartments, a holiday cottage, a lakeview conservatory, and landscaped gardens. It is now the 25th hotel in the Leisureplex Collection. Graham Wilkinson, a hotel agent from Christie and Co, emphasizes the hotel's prominence in the Lake District and plans for revitalization.

🏠 Bond Wolfe will auction the fire-damaged Hatherton House Hotel in Penkridge on 23 October 2023. The Grade II-listed building, dating from 1831, has a starting guide price of £500k. The two-acre site includes 55 former en-suite bedrooms and extensive leisure facilities, requiring comprehensive refurbishment. The 34,700 sq ft property offers potential for various uses, including residential, subject to planning permission. Penkridge is located five miles south of Stafford and 10 miles north of Wolverhampton.
