🏖️ In July 2025, TPI Hospitality refinanced the Margaritaville Beach Resort in Fort Myers Beach, Florida. The 254-room resort, located on Estero Island, includes five dining outlets and the 60,000 sq. ft. Fins Up! Beach Club. The area is undergoing a $150 million infrastructure investment, including $100 million for Times Square revitalization. The refinancing, advised by RobertDouglas, repaid construction financing and returned equity, featuring an earn-out structure for future proceeds.

🏨 Cronheim Hotel Capital (CHC) has secured $39 million for the construction of the AC Hotel Knoxville Downtown. Scheduled to open in winter 2026, the seven-story, 161-room hotel will feature a rooftop bar with panoramic city views. Developed by Vector Hospitality Inc., the project uses a creative CPACE financing structure, covering up to 75% of total project costs. Challenges in securing construction financing above 70% LTC were noted by CHC President David Turley.

💰 Sabre Corporation sold its hospitality solutions business to TPG for over $1.1 billion earlier this week. TPG's newly acquired unit, Hospitality Solutions, will now function as a standalone business under TPG Capital in the U.S. and Europe. Sabre plans to use the $960 million net profit from the sale to reduce debt and focus on growth. Teresa Mackintosh is appointed CEO of Hospitality Solutions, having held senior roles at Trintech and Wolters Kluwer.

🏨 Marcus & Millichap sold the Element by Westin hotel in Bentonville, Arkansas. This 107-room, four-floor hotel, built in 2019, is along the I-49 corridor. It offers an outdoor pool and fitness center. The deal was marketed by Chris Gomes and Skyler Cooper, representing iSquare Properties, with Helix Hotels as the buyer. The hotel is strategically located near Walmart’s headquarters, Northwest Medical Center, and Crystal Bridges Museum of American Art.

🏖️ Ikos Kissamos, an €150 million investment, will open with 414 rooms and suites. Located in Crete, the resort targets LEED Gold certification and aims for net-zero carbon emissions by 2030. It will feature eco-friendly practices like eliminating single-use plastics and water reuse, and offer attractions such as Balos Lagoon and Samaria Gorge. Ikos Resorts also opened Ikos Odisia in Corfu, reinforcing their luxury, sustainable tourism strategy in the Mediterranean.

🏨 June 25, 2025, in El Paso: Hunter Hotel Advisors brokered the sale of the 139-key Hampton Inn & Suites El Paso-Airport to Nexgen Management. Located near El Paso International Airport, the hotel benefits from proximity to major corporations and institutions like Marathon Petroleum and University of Texas El Paso. This marks Hunter’s second successful El Paso transaction in 2025. The hotel features include a fitness center, business center, and outdoor pool.

🏠 Hawkins Way Capital acquired the former 492-key Holiday Inn by IHG in Manhattan’s Financial District, New York. The acquisition targets post-COVID-19 assets with untapped potential. The property, previously used as temporary housing, will undergo strategic redevelopment by FCL Management. Plans include converting hotel amenities into shared spaces like a communal kitchen and fitness center, with room upgrades accommodating approximately 650 beds.

💻 Hospitality Solutions, acquired by TPG, has become a standalone entity. Teresa Mackintosh is appointed as CEO, leveraging her experience in scaling SaaS companies. The company aims to drive a digital transformation in the hospitality industry, focusing on tech-enabled guest experiences.
