Copthorne Winterpark Hotel & Residences in Egypt’s New Administrative Capital shows where a share of Millennium’s pipeline is going
Dubai, UAE, 15 September 2026: In R8 District, M4 of Egypt’s New Administrative Capital, Dominar Development is building a Copthorne. It has 400 keys and also has approximately 1,600 branded residence units.
Residences will have the option to join a rental pool programme managed with the hotel. That single mechanic is what separates a branded residence from an apartment with a good address.
Hotel facilities include four meeting rooms, four food and beverage outlets, two gyms, a spa, a ladies’ salon and nail spa, a swimming pool and parking. The residents use the same building the guests do, allowing residents to have the same hotel experience.
The reason this project matters beyond Egypt is arithmetic. Branded residences are just over half of Millennium’s future pipeline by units. The group is still building hotels and Saudi Arabia carries more hotel keys in the pipeline than any other market. By total units the largest market is Egypt and the reason is residences.
For a developer the logic is direct. An operator who will also run the residential component answers the hardest question in a mixed-use scheme, which is who looks after the homes once they are sold. For a buyer it is the difference between an asset that earns and an asset that sits.
Millennium’s role here is to operate, not to build. Dominar Development owns and delivers the scheme. For a buyer that split is worth understanding. The developer builds the home while the operator runs the service that makes it worth more.
