Rotterdam, 17 September 2026 – Bob W, the tech-powered hospitality operator, has signed a long-term lease agreement with Dudok Real Estate to repurpose four floors of office space at Weena 147 into a new 160-unit flagship property in the heart of Rotterdam.
Bob W Rotterdam Central is targeted to open in summer 2027 and will occupy 5,169 sqm across floors six to nine of the mixed-use building. The floors, currently used as offices, will be converted into design-led Bob W accommodation, with additional guest areas at street level.
The project is the latest example of Bob W working with real estate owners to give existing buildings and underused commercial space a new purpose. Office conversions are becoming an increasingly important part of the operator’s growth strategy, allowing centrally located assets to be repositioned for hospitality use while retaining and adapting the existing built fabric.
The 160-unit property will offer a mix of design-led studios and one-bedroom apartments, all with kitchens, alongside guest spaces including a street-level lobby lounge, luggage storage and laundry facilities.
Located minutes from Rotterdam Central station, the property will offer direct connections across the Netherlands and international rail services. It sits opposite Hofplein, one of Rotterdam’s best-known public spaces, which is currently undergoing a major transformation.
The deal strengthens Bob W’s presence in the Netherlands and adds to a European pipeline spanning office and hotel conversions, leases and ground-up developments. The company increasingly works with landlords and developers to identify existing urban assets that can be adapted for modern hospitality use.

Studio Klinker has been appointed as architect and interior designer for the project, with Keston Hospitality, in conjunction with MADE Real Estate, advising on the transaction.
