Bob W signs two Valencia properties in further Spanish expansion

Long-term lease agreements cover two ground-up developments totalling approximately 3,816 sqm

Valencia, 21st July 2026 – Bob W, the tech- and AI-powered hospitality operator, has signed long-term lease agreements for two new design-led serviced apartment properties in Valencia, marking its first openings in the city and a further step in its growth across Spain.

The two ground-up developments, Bob W Valencia Patraix and Bob W Valencia Turia, will bring Bob W’s blend of local design, tech-enabled service and home-style comfort to two distinct Valencia neighbourhoods.

Bob W Valencia Patraix

Located at Gaspar Aguilar 106, Bob W Valencia Patraix is scheduled to open in August 2026. Bob W will lease under a long term contract the entire 2,916 sqm building, which will comprise 62 4PAX studios and a large communal space incorporating coworking facilities and kitchen, as well as a rooftop terrace lounge.

Located in the residential Patraix neighbourhood, the property will offer guests an authentic local setting close to Mercat de Patraix, independent shops, bakeries and restaurants. Its location will enable Bob W to serve both leisure travellers and demand generated by two nearby hospitals. Patraix and Safranar metro stations are both within a ten-minute walk, while Joaquín Sorolla railway station can be reached on foot in approximately 20 minutes.

Developed by Grupo Collado, the building has been designed to meet high environmental performance standards, with solar panels and enhanced thermal insulation intended to reduce operational energy demand. Landscaped garden areas at ground-floor level will also introduce greenery, shade and natural cooling, helping to create a more comfortable environment for guests and the surrounding streetscape.

The opening demonstrates Bob W’s ability to take over and bring a technically advanced, sustainability-focused new-build asset into operation within a matter of months.

Bob W Valencia Turia

Bob W Valencia Turia, situated at Pepita 21 in La Saïdia,  is scheduled to open in Q2 2027. Located in central Valencia and designed by Valencia-based Nihil Estudio, the approximately 900 sqm property will comprise 20 self-contained one-bedroom apartments, as well as a lounge and rooftop terrace.

The signing forms part of a wider multi-asset partnership between Bob W and the private family office behind the project, with both parties exploring further opportunities across Spain, including future openings in Valencia and Alicante.

Situated five minutes from the Turia Gardens and close to Valencia’s Old Town, La Zaidia and Viveros Gardens, the property will offer convenient access to the city’s cultural attractions, restaurants and local neighbourhoods.

Niko Karstikko, Co-founder and CEO at Bob W, said: “Valencia continues to attract growing numbers of international visitors, digital nomads and business travellers looking for a more flexible and authentic hospitality experience. The signings strengthen Bob W’s growing presence in Spain and underline the company’s continued focus on high-quality urban markets across Southern Europe. They also highlight the breadth of Bob W’s real estate platform, spanning conversions, adaptive reuse, long-term leases and ground-up developments.
